2020.05.01 10:59 Alex1234568 What should I do in Thailand?

Hey shoestring. Hope everyone's keeping safe
I should of been visiting Thailand in June with my partner but have now had my flights swapped to be late December till mid Jan (hopefully can travel by then) Flying in to Bangkok and out of Phuket and that can't be changed.
My question to you all, what do you reccomend to do for a 2 1/2 week trip in thailand?
Currently my plan would be Bangkok>koh tao (by train or bus) > koh samui > Krabi > Phuket. I like the idea of going to ranong and doing a day trip to help visit more countries in one go as it's a long and expensive flight from England. I've set a target of visiting 50 countries before I'm 25 which is a motivator. Obviously I don't that target to make us miss out on making the most of Thailand tho. So would only want to cross borders of it actually made sense and didn't sacrifice too much time or cost a shit ton.
We are both adventurous, like to go off the beaten track but also as it's my girlfriend's first time out of Europe. A bit of comfort will be good as well. So basically a good mix of culture, exploration and chilling.
Any advice would be great!!

2019.11.22 22:39 LifeofaFighter Where should I Train in Thailand?

Here is a great article Nak Muay Fighter Alex Tyler wrote for my website originally but I wanted to share it with the Muay Thai Reddit community instead. Hope you all enjoy!
Where should I Train in Thailand?
It’s an incredibly hard question to answer because a good answer depends on so many factors. There
are “the best gyms in the country” and then there are the “best gym’s in the country” for you. The same
principle goes for the city your gym is in as well and a lot of people don’t realize that. This is a question
I’ve been getting asked a lot since I came to Chiang Mai 6 months ago so here are a few things to take
into consideration before you pay for training.
The first thing you need to consider is your goals for being in Thailand and how much time you plan to
spend in Thailand, and you need to be realistic about how likely you’ll be able to accomplish those goals
in that time frame. I’ve met a lot of people who have come to Thailand to train hard and soak up all the
knowledge they can to try and improve their skill’s but they’re only in-country for two weeks.
Realistically there’s not enough time in two weeks for a trainer to mold you into a better fighter. This
also goes for people who want to drastically improve their skills and are in-country for a month or two
but go to a new gym every other week. Your trainer needs time to mold you into a better fighter and
two weeks just isn’t enough time. If you are planning to come to Thailand for only a couple weeks or a
month I would suggest traveling around actually and maybe the focus of your trip could be more about
learning about the culture of Muay Thai and Thailand. I think what I would do is go take personal lessons
with legends of the sport which you can do very easily and very cheap.
Let’s say you want to stay a little longer term. Maybe your planning on three months or more but your
budget is a little tight. If that’s the case, you weed out some options quick. In general, Phuket is going to
be the most expensive city in the country. Food, training costs, accommodations are all significantly
higher in Phuket due to all the tourism in the area. Pattaya and Bangkok are going to be slightly less
expensive, but by far the cheapest city to live in is Chiang Mai. If stretching your money out is a concern,
then this is the place to be. I’ve had apartments that were less than $100/month and training cost’s that
were half of what I’d pay in Phuket. I can eat three meals a day for around $3-4/day.
For those of you who coming here to fight and to level up your Muay Thai. This means you’re going to
need to consider some other factors and weigh them against the cost of living in different cities, and the
personal appeal those cities have for you. Firstly, you need to ask yourself honestly where your skill level
is, and how often you want to fight. In any city in the country, you should be able to fight once a month
in the local/smaller stadiums. However, some cities like Hua Hin or Koh Samui only have one stadium
and that might make it difficult to have more than one fight a month. In Phuket, Chaing Mai, and Pattaya
there are multiple stadiums each holding 3-4 shows a week, and enough festival style fights are
surrounding Bangkok for you to fight this often as well.
Fighting often is crucial to your growth as a Nak Muay but the quality of those fights matters as well.
This where it is important, to be honest about where you think your skill level is but also for many
westerners, this will also be a time where we need to consider what weight we fight at. If you’re at or
above 77kg/170lbs the competition in some cities won’t be that great. The reason being is that there are
just not that many Thais at that weight so by virtue of statistics there’s not that much talent either. This
is a problem I’ve faced here in Chiang Mai myself. All my opponents were talented, but some were just
not in good shape, and one even told me that he doesn’t train anymore and just needed the money. Say
I was in Phuket however, there would be a lot of great foreigners all the time to be matched up with all
the time. Or say I weighed 65kg instead; then I could find competition closer to my level in Chiang Mai.
For me, staying in Thailand as long as possible was a priority, so living in Chaing Mai fighting often and

trying to get bigger fights in Bangkok and Pattaya became my plan. My recommendation for you
depends on your budget, skill level, and weight. If you’re a lightweight you can probably pick a city of
your choice, but if you’re a welterweight or above and you only have 3-6 months, and you’re an
experienced amateur, or just starting a professional career, you might want to stick to Phuket. If you’ve
had a few professional fights at lightweight or less already I’d say go ahead and go to Bangkok, provided
your budget allows it.
When comes down to deciding on the gym you want to train at in the city you have decided on here’s a
few things to consider. You may want to pick a gym that has a lot of good Thai fighters to clinch and spar
with and generally I’d say that’s a good idea. But again, if you’re above lightweight and you go to a very
small traditional gym you may end up with no sparing or clinching partners, so maybe instead look for a
gym with a few really good foreign fighters. On the flip side of this if you pick a gym that has dozens of
really good foreign fighters it may be hard to get bigger fights than just the local stadiums due to the
amount of competition. My recommendation would be to find a somewhat smaller gym with two or
three really good foreign fighters.
Hope these tips were helpful. If you’re not coming to Thailand to fight long term than you shouldn’t
worry too much about what gym or city you go to. Your best opportunity to learn as much as possible
would probably be to take personal lessons from top trainers. For those of you who are coming to
increase your skill level and experience and have other questions for me you can email me at

2019.08.11 04:53 justthetippitytip Traveling from Bangkok to Koh Samui!

Hey all! My first time traveling in Thailand, my partner and I want to give the sleeper train a go from Bangkok to Surrat Thani and then ferry to Koh Samui. Can anyone recommend a reliable website to book through? And if anyone has had any experience traveling on the sleeper train, how did you find the experience? We are pretty excited to try it out! We will also be traveling in early May so weather wise will we be ok catching a ferry? (As in no crazy torrential downpours/storms?) we are staying on the east coast of Thailand for just over 2 weeks in May next year. (I’m pretty ocd and need to plan things way in advance hence the extremely advanced post lol) I’ve had a scroll though most of the other posts which have been helpful but any recommendations for booking the sleeper and Thailand must knows would be much appreciated! Thanks!

2019.05.30 22:15 toocoldforyouhere My (25M) boyfriend (26M) of 8 years slept with a prostitute during a trip to Thailand

Hi everyone, this is going to be long because it's just free flowing emotions. I rarely post but this is something that has been eating at me since I found out yesterday I've been unable to sleep or eat and have just been intermittently sobbing at home, on traffic routes, and just about every hour at work right now. My coworker had offered to take stuff off my plate so I could go home since I appeared distressed, but I'd prefer to keep busy.
My partner and I have been together for 8 years and there was some light talking (my suggestion, and it was ever approached kind of comedically) of maybe he should gain some experience with other women since I've only ever been his one. I didn't mind when he danced with other people or flirted with them and I thought might not have minded that he gets other experience, but this was never a serious conversation that we had on the table. I was warming up to the idea of potentially a threesome to start off? But I still had my reservations.
He's on a trip in Thailand with one of his single friends (29M) that seems to like seeking out red light district activity. For the whole trip, my boyfriend was talking about how we would wait outside the dancefloor until his friend was done meeting women and getting to know them and stated that he wasn't trying to go for anyone. I feel I may have pushed him for this too because I wanted him to have fun and go dance since he hasn't had the opportunity to travel without me before. The dancing I'm fine with, the talking I'm fine with, maybe a peck I'd be fine with too. We were talking about our relationship before he went out on this fateful night and he stated he missed me and feels like I'm a very large part of his life. This set my mind at ease about us and I told him to just "go have fun". I specifically stated that I don't care if he dances with other girls. He and his friend have been out drinking heavily almost every night. He told me about his Go Go bar experience last week pretty much right when it was happening and said that he got a lap dance and they got bored and left. This didn't really irk me and I was happy to hear he was just out doing his own thing and seeking different experiences. He's been communicating with me about going to bars and dancing and drinking which haven't really bothered me either. I thought this would just be the extent of his actions and he seemed to really miss me because he would be constantly checking in with updates.
Just 2 nights ago, they were out drinking in Koh Samui and his friend wanted to go into another Go Go bar. They went in and a woman approached them with a booklet of paid sexual services they could "order" if they take a girl home. My boyfriend said that he had hesitation and kept telling the sex workers there he had a girlfriend, but they weren't worried about it. His friend then proceeded to go on and pay for him to have this experience because he noticed my boyfriend's hesitation. They were both very drunk at this point, but not to the point of blacking out or not remembering. My boyfriend said he would not have sought out to pay for the services, but his friend went ahead and egged him on to do it and covered for him. I'm hurt because this is also one of our mutual friends that we both hang out and I used to truly enjoy his company. I know in the end my boyfriend is a grown man that is responsible for his own decisions, but I can't help but feel resentment towards his mutual friend for egging him like this and not acting as a source of conscience to maybe, just maybe check in with his 8 year partner back at home first. During this time, I noticed my boyfriend stopped talking to me or saying anything for nearly a whole day. I would reach out because I was getting a bit concerned but still no answer. The next morning after he woke up, he messaged me casually speaking about this experience and I went I to a panic attack while driving seeing his messages come in. I was so upset beyond words, clenching my heart, and unable to drive so I pulled over. He stated that he didn't feel good about it and felt dirty, but he thought this was what I wanted and what I meant when I said "go have fun" and stated our past small discussions about him maybe getting other experience. My heart has never sunk so much and he was actually shocked that I was so upset. He was confused about what I wanted for him to do and didn't expect my reaction because he thought I was alright with it since I urge him to hang out with other women sometimes. I just thought we had the same boundaries in mind and that we wouldn't cross it. I feel as if I don't even know who he is anymore. I asked him for every gritty detail and now the images have been burned to my head. I wasn't able to sleep because every time I closed my eyes, it was all I saw and I would just cry. I did doze off, but it just became a dream of him being with another woman he paid for. I am so deeply hurt and I don't know what to do.
He's been an incredible partner for the past 8 years and something like this has never occurred. He had always been devoted to me and treated me well and communicated. He would always check in with me first. This time he did not and just went for a drunken night with a paid prostitute and that makes me see him so differently as a person. I can't believe he did this. I've never been this hurt in my life and hurts me more that didn't even consider clearing it with me before he scarred our relationship forever. I also have major qualms that he ended up going home with a prostitute knowing the risks of STD/STI's and the moralistic aspects of hiring a sex worker in Thailand (most of them are trafficked and I can't see it as ever being truly consensual even if paid), but doing it anyway with the potential of bringing disease and hurt home. He told me they used a condom, though. As of right now, I feel like I never want him to touch me again and he is the vilest person on Earth. So beyond the fact that he didn't clear it with me on such a vague boundary between us where no serious discussion had ever been held, there's also this fact that he supported such exploitation of women which I am so wholly against.
I have said very harsh things to him blinded by my anger. He's very remorseful and begging to work things out and apologizes for misunderstanding. He told me immediately after and said he regrets it. I feel betrayed and that this may be a deal breaker, but I don't want to throw our relationship away because he's done so much for me and we've gone through a lot together. We are currently living together and raising a puppy (not quite bound together by a child, but I'm already thinking of puppy custody???). Am I overreacting for a misunderstanding for things I may not have been overtly clear about when it came to seeking out different experiences with other women? I wasn't trying to "test him". I truly thought he would never cross this boundary or go that far without communicating with me (which I've always highly valued). I think I feel more hurt that he didn't consult me before this occurred on a drunken night and that his morals are much different than I ever took him for. I can see he wants to make it up to me for the rest of our lives, but all I can see right now is a cloud of resentment and I might not be able to hold back on bringing it up. I feel as if he breached my trust and it would be endless rebuilding of our relationship to just end up never the same again. A large part of me wants to just leave him, but I still love him a lot and I believe he does too. This was just such a blemish in both our lives and I don't hold back my resentment very well. He suggested couples therapy and to give him a chance to forever make it up to me, but I'm uncertain and now seeking advice on Reddit... Is it my fault that I told him to just go have fun and assume that he would stay within the boundaries we've always had? Did I push him and I'm just being unreasonably upset over this whole situation? I've reached out for my own counseling sessions aside from any couples therapy that we might pursue. He will also be getting tested the moment he comes home.
TLDR: Boyfriend and I had some light conversation about him hanging out and experimenting with other women. I told him to just "go have fun". His friend ended up paying for him to take home a prostitute during their drunken night and he didn't consult this with me at all. He's very remorseful and wants to work things out.

2019.04.15 14:44 gtfts83 How to spend 1 spare week in our plans

My partner and I are currently in Koh Samui until the 22nd, and then we have a room booked for the 29th in Bangkok.
Having a hard time deciding what to do in that week between. We’ve been traveling almost 6 months and we’re pretty burnt out so we don’t want to add much travel time. We also want to keep our spending really low that week because we just bought expensive plane tickets.
Is there anywhere between Koh Samui and Bangkok that would be cheap, chill, and worth checking out? Or any other suggestions on how to spend that week?
Thanks in advance!!

Hi, so recently me and my partner got to Koh Samui to celebrate songkran and just see what the island is like. I was wondering what we can expect of Koh Samui during songkran and also where we should be.
Side note: If anyone has any other advice on what we can do during the rest kg the days we are here it would be super appreciated!

2019.01.21 21:19 sbellotti84 A Comprehensive Guide to Hilton Honors

Apologies in advance for the crappy formatting!

I think it's safe to say that in terms of hotel loyalty programs within Canada, Marriott takes centre stage. After all, Marriott points are super easy to earn; via 2x Amex SPG cards as well as being a transfer partner of American Express.

With that said, I’d like to draw upon another rising star if you will, one that doesn’t get much attention due to the somewhat lack of ability to earn reward points here in Canada – that program is none other than Hilton Honors.

Elite Rollover Nights   At the end of the year, any nights above and beyond the requirement will be rolled over to the next year giving you a head start towards the next elite tier.   Example: If you reach Silver status after completing 10 nights, but end the calendar year with 30 nights, 20 nights will roll over into the following year. This gives you a jump-start on earning Gold status in the new calendar year and you’ll only need 20 more nights to attain Gold.

Elite Status Gifting   If you reach a certain amounts of nights in a year, you can gift either Gold or Diamond Status to anyone you want. This status will remain for 365 days from the date the gift was applied.
-Stay 60 nights in a calendar year = Gift Gold status to another person

-Stay 100 nights in a calendar year = That same person will automatically be upgraded to Diamond Status.

Executive Lounges
Gold members will only be granted access to the executive lounge if they are given an upgrade to a room on the executive floor or if their room type allows for access.
Diamond members get access all the time regardless of room type/location.

Pay with Points and Money
Hilton makes free night redemptions easy with the ability to pay with all points or a combination of points and cash.

Earning Points:
To be completely honest, earning Hilton Honors points for us Canadians is pretty hard to do. Aside from actually staying in Hilton Hotels, there are extremely limited ways to earn points in the program.

Until recently, the most notable way to earn Hilton Honors points was a direct transfer from Amex Membership rewards at a ratio of 1,000 MR: 1000 Hilton Honors points. That option was removed a few months ago in late 2018.
Edit: Jan 22, 2019
1scor3 pointed out that the transfer option is back up and running!

That said, there is a large earning potential in the US since Amex launched 4 Hilton branded credit cards back in 2018 which offer pretty amazing signup bonuses.

Redeeming Points:
(General speaking, Hilton Honors points are worth half a cent ($0.005) )

Free Night Awards
Compared to other hotel loyalty programs such as Marriott, Hilton doesn’t have a redemption chart which outlines how many points you need for a specific category of hotel.
Hilton moved away from this model a few years ago and have since adopted a variable redemption which takes into account the hotel, the location, the room type, as well as the date of your stay. And if that wasn’t confusing enough, redemption rates are also affected by peak and off-peak periods.

Free nights start at 5,000 Hilton Honors points/night and max out at 95,000/night for standard room reward.
Here is an award night tool to help you locate properties by point level. Shout out to tryonqc for the find!
http://pointsexplorer.hiltonhonors.com/
As an added bonus (and something Marriott doesn’t currently do) when you redeem points or certificates for a free night at properties with resort fees, you pay zero resort fees!

In addition to hotel stays, you can still redeem points for:
Experiences such as meet and greets with your favourite band, cooking lessons with world-renowned Chefs and many more.
You’ll also be able to cash in points for vacations and car rentals should you so desire.
Lastly, you’ll also be able to transfer points to airline partners. The list includes more than 40 worldwide airline partners. I’ve included a shortened list below:

AMERICAN AIRLINES
DELTA AIR LINES
UNITED
AEROPLAN (AIR CANADA)
ALASKA AIRLINES
AVIANCA/TACA
HAWAIIAN AIRLINES
AIR FRANCE-KLM
ETIHAD AIRWAYS
MILES & MORE (AUSTRIAN AIRLINES, LUFTHANSA, SWISS)
BRITISH AIRWAYS
SOUTH AFRICAN AIRWAYS
ETHIOPIAN AIRLINES
EMIRATES
TURKISH AIRLINES
ICELANDAIR
QATAR AIRWAYS
VIRGIN ATLANTIC AIRWAYS
EUROWINGS
SAS SCANDINAVIAN AIRLINES
ASIA MILES (CATHAY PACIFIC)
JAL JAPAN AIRLINES

AIR ASIABIG
ASIANA AIRLINES
AIR NEW ZEALAND
JET AIRWAYS
QANTAS AIRWAYS
VIRGIN AUSTRALIA
EVA AIR
ANA - ALL NIPPON AIRWAYS
HAINAN AIRLINES
SINGAPORE AIRLINES

Points Pooling
Hilton allows you to pool points with up to 10 other people (family or friends) for free.
For example, if a group or friends or family members want to take a trip together and they don’t have enough points to cover their stay, you can combine points from multiple accounts into a single account for free.

When redeeming points for free nights, you will benefit from:

-Access to 5000 locations around the world
-Ability to book using cash and points
-5th night free
-No blackout dates
-No resort fees

Aspirational Properties:
These offer tremendous value since they require 95,000 points per night which is the highest redemption rate in the Hilton Honors program as well as some of these properties go for over $1000/night.
Grand Wailea, Maui
Conrad Koh Samui
Conrad Maldives
Conrad Bora Bora

Sweet Spots:
I’ve noticed that Europe and Asia offer great value, as well as smaller towns and cities within Canada and US. Mind you, cash rates tend to be cheap as well so I guess it’s all relative but nevertheless every bit of savings can help. I’ll add a few to this list but if you know of any in particular let me know and I’ll add them as well.

DoubleTree Kuala Lumpur - 10K/night
Hilton Pyramids Golf Giza/Cairo - 10K/night
Hilton Brussels City - 25K/night

Wrap up

To be quite honest, in the Canadian Miles and Points landscape, Hilton rarely, if ever, gets mentioned due to the lack point earning avenues. With the recent discontinuation of Amex MR transfer to Hilton Honors, earning points is pretty difficult.
That said, if you ever do find yourself with a stash of points whether from cash stays or even via the US CC market, including Hilton into the mix alongside Marriott can prove to be quite a great experience given their global footprint as well as their benefit offerings.

If you have any questions about Hilton Honors, please feel free to ask and likewise, if I missed anything, don't hesitate to let me know and I'll make necessary updates!

Cheers!

2019.01.19 16:50 Bizzleskills Koh Samui or Ao Nang?

Me and my partner are booking a 2 week trip to Thailand for this August. After lots of research I am hoping to do Bangkok for 2/3 days, Koh Samui for 5 days and Koh Tao for 5days.
Does anyone have any experience of these places and can tell us if we have a good mix of city, town, culture and beach?
His friend has suggested that Ao Nang will be better than Koh Samui but I’m not convinced...
Any help would be much appreciated!!

2018.11.26 07:59 sarahmathews07 Can foreigners buy real estate in thailand?

Can foreigners buy property in Thailand?
The short answer is 'yes!'
But, you cannot own the freehold land in your personal name.
However, the building structure can always be legally owned and registered in a foreigner's name.
A freehold land title must be registered at the land office in a Thai person or company name.
So what can I do?
Whilst the Property Ownership Laws might seem frustrating at first, in fact they are put in place partly to protect the real estate market from over-development, retain the country's natural beauty, and to keep property & land prices within reach of locals.
When you look at it this way... it sounds fair!
How would you feel as a first time buyer if you were 'priced out of the market' due to inflated property prices from overseas investment?
This is already the case in many more over-developed places around the world, such as of London, San Fransisco or Hong Kong.
"Home ownership within Thailand is very high at over 80%! Compared to places such as UK at 63.5% or America at 64.5%.
At first these ownership laws might seem like a dead-end discovery, but dig a little deeper and you find various options available.
So if your dream is own your own piece of paradise don't despair...
Purchasing real estate in Thailand as a foreigner is still possible, and we have listed the top 5 options for you!
1. Buying a Condominium
This is one of the easiest and most clear-cut methods of owning real estate as a foreigner in Thailand.
The 1979 'Thai Condominium Act' allows foreigners to own the freehold of up to 49% of the total unit space.
For example, if there are 100 equally sized condominiums in a project, 49 would be available for foreigners to own, with their personal name on the title deed/'Chanote.'
- Whilst the remaining 51% of other units would be available only for Thai nationals to purchase.
(\Note:* A letter of guarantee must also be presented to the Land Department upon the transfer of property ownership.)
2. Leasing property or land in Thailand
Another easy option is to lease an apartment or piece of land.
"A leasehold is effectively a pre-paid rental agreement - whereby you secure the property or land price ahead of time."
A foreigner can lease property or land in their personal name for an intital 30 years with the land department in Thailand - this is the maximum single tenure.
According to the Civil and Commercial Code, the property lease can be renewed for a further 2 consecutive times i.e. allowing a leasehold of up to 90 years.
A 30 year lease can be renewed, but renewal is not always enforceable by law if the land owner or their heirs refuse. Or a further lease payment is often requested. So it is worth agreeing this in writing with a land owner in advance.
Alternatively or in addition, a 'declaration of intention' can be made in person at the time or shortly after the lease registration. Or an Usufruct can be signed instead.
In which ever case, a carefully worded contract is recommended and it is always advised to consult with a professional local lawyer to guide you through this process securely.
"What about a secured leasehold option?"
Another lease option is via a 'secured leasehold' structure, whereby a foreign project owner sets-up control of the freehold land title for the project via an offshore company.
(i.e. British Virgin Islands or Hong Kong - this method also often has considerable tax benefits for the project owner and purchasers.)
In this case, the owner of the project would sign the renewal of further leasehold 30 year tenures in advance (although these forms may be subject to change in future), to ensure they themselves or their heirs will renew the lease for owners after the intital 30 year period.
This form of 'secured leasehold' ownership is increasingly common with Luxury Apartments, where the properties are premium priced and minimizing risk is essential!
Also, depending on the structure of the company, in some cases the collective shareholders/owners of the properties in a 'secured leasehold' project, can control the renewal process themselves, providing a more enhanced security.
3. Purchasing land through a company
There are various different Land Title Options available within the Thai real estate market.
You may have heard people say a strange-sounding name 'Chanote' or 'Chanod' - this is the legal title deed to a freehold piece of land.
"One way to control the 'Chanote' freehold title is via a Thai Limited Company, which can legally purchase land in Thailand."
Foreigner(s) can hold up to 49% of the company's shares, the rest of which must be held by Thai juristic persons.
Although the land can be owned by the company, the Managing Director & single majority foreign shareholder can still control the company.
Also, a mandatory 'threshold of 75% vote approval' can also be inserted in the company 'articles of association' to ensure control for the majority shareholder.
Alternatively a share-transfer document may be signed afterwards - whereby Thai shareholders 'sign-back' their rights over to the foreign Director of the company.
How can I securely set-up a Thai company to purchase land?
If a company is incorporated with a foreigner(s) name as a Director(s) since the formation of the company, with a minimum of two Thai nationals as shareholders, and also the transaction for the land purchase by the company shareholders can be 'proven' by a qualified accountant, then the company purchase is considered 'legitimate'.
Issues often only arise when 'nominees' are used. (i.e. Thai shareholders names with no knowledge of their name being used for a property purpose.)
You may for example choose to have two respected Thai friends or partners used as 'real' shareholders in the formation of your Limited Thai company.
Alternatively many legal companies will allow their senior colleagues to be Thai shareholders if needed - but be careful to ensure these are 'real' people and not 'nominees'!
What if I already own a Thai company?
In the case you already own a Thai company or are purchasing a property for rental investment, you may choose to have real Thai staff (i.e. a Villa manager) as shareholders.
Then of course it becomes easy to show ongoing activity in the accounts of the company. Hence it is no longer a 'sleeping shell company' but an active trading company.
However, in all these cases it is advised that a reliable local lawyer outline your options in detail and handle this entire process for you to ensure a smooth & secure transaction.
(\Note:* A foreigner can set-up a lease or mortgage on the land back to themselves from their Thai company controlling the freehold land.
Thus the land cannot be sold with an ongoing lease on it. This is additional safety measure a qualified local lawyer can arrange for you.)
4. BOI Investment
This type of ownership is more uncommon, but it is still possible...
The Thailand 'Board of Investment' allows foreign investors to buy and own freehold land up to 1 rai (1600 square meters) under section 96 of the 1999 Land Code Amendment Act.
An investment of 40 million Thai baht is required, on the condition that the land is used for residential purposes only or can be claimed of substantial benifit to the country.
This investment must be specified in assets or government bonds deemed beneficial to the Thai economy. It is important to also note this ownership is not transferable by inheritance and is therefore limited to the lifetime of the foreign owner.
5. Foreign Husband & Thai Spouse
A foreigner can legally purchase land in Thailand if he or she is married to a Thai national.
This may sound obvious, but it is not something to rush into - just like overseas take your time to get to know and trust your Thai partner!
However there are the following limitations:
- The non-Thai spouse needs to state that they have no rights on the land; essentially waiving their right to claim the property.
- The land, though purchased by a foreigner, cannot be directly registered in their name but will be in the name of the Thai spouse.
- A married couple may be also asked to sign a declaration at the Land Department stating that funds used are the separate property of the Thai spouse. Issues may still arise during a divorce case.
- Proving the land is marital property can prove difficult, hence a reliable lawyer and a skillfully drafted prenuptial agreement may help to minimize risk to a Thai spouse.
Summary
As you can see there are many different ways for foreigners to purchase Real Estate in Thailand, but these restrictions are for the security of the property market and purchasers too.
However, if your dream is to own a piece of paradise don't give-up!
Purchasing property as a foreigner in Thailand is still possible...

2018.09.12 04:01 Dimmy1 Third Professional fight – A personal reflection of my days leading up to the fight and the making of Iron Heart. Critique most welcome :)

I am in Blue corner https://www.youtube.com/watch?v=aiC3MW9A2BU
Hey /muaythai huge wall of text incoming. Im keeping up with tradition and posting a personal reflection of the lead up and days after my professional fight. I have written a reflection on all my fights from amateur to professional in hopes any one can relate or learn from my experiences. If you would like to see the development from my first fight to the last fight you will find a link to all my reflections at the bottom of this post. Apologies in advance for any grammatical errors as I will be writing as my thoughts come to me :):)
8 weeks prior to fight and my trip to Thailand
My partner and I took a muay thai vaction to koh samui Thailand for 14 nights. We trained a total of 34 hours in 2 weeks at WMC lamai. Each morning consisted of 2 privates back to back, an hour with Paddy Carson and an hour with Jack WMC or Joe WMC. The training and knowledge I received in these 2 weeks was incredible. It helped changed my style from a walk backwards kick fighter to a more aggressive all-rounder.
Important Mental note Before Thailand and during Thailand I was incredibly excited to fight. I couldn’t wait to get back home to Melbourne and continue training so I could put my new found skills to use. Mental state = 100% positive.
A little bit about Paddy. Paddy is an amazing human being and a wonderful hands coach. I say hands because he doesn’t like to call it boxing! He teaches better hands in relation to Muay Thai. He is 70 years old and absolutely destroys the youngest, strongest and fittest people on pads. His knowledge is absolutely surreal. He is a huge reason my hands finally came out in my fight and in sparring. If you are in Koh samui I recommend paddy carson 100%. He is an amazing hands and life coach!
Back in Melbourne, 5 weeks until show time and a new coach.
I came back home refreshed and re-energized. For this fight I went under the instruction of a different coach. Training with him and his team was an absolute blast and as I bonus I really felt like I was cared for (something which I really value is care for your fighters). Training resumed as normal which included a 5 km run most mornings. 7-10 bag or bad rounds with my coach once or twice a day. Hundreds of sit ups and crunches for ab conditioning. 5-10 minutes of visualization/shadow boxing and imprinting how i wanted to perform in the ring. Some sort of sprint every day whether it was bag sprints, running or rower sprints. Clinch, sparring 3 x a week. Fucking every thing you would expect leading up to a fight
2 weeks until fight time and the slow decline of my mental state
I would say 2 weeks prior to my fight would mark the slow decline of my mental state. Let me tell you that mental state and mental strength is fucking everything. What started to go wrong? I stopped wanting to fight. I didn’t want to train hard, skip meals or skip out on social events. I stopped having fun and enjoying the process. I came to the conclusion that I fucking hate fighting, i get no emotional satisfaction from fighting. An excerpt from my first ever novice fight after winning and having my hand raised. “I took in the cheer and applause and remember thinking “Is this it? Is this how I’m supposed to feel?” I felt nonchalant and neutral, as if a long buildup had occurred and the beat never dropped.”
There was a divide between my heart and my mind. Don’t get me wrong I still trained as hard as I could. I still enjoyed my sparring and training but I wasn’t all there. The next few weeks weren’t spent in a rut. I didn’t want to or could be bothered doing my normal routine. I didn’t want to clean or get out of the house, to be honest I didn’t want to get out of bed.
Emotional and mental support.
Its incredibly important to have some sort of mental and emotional support. I couldn’t find some one that I could relate my personal state to and that left me feeling alone and alien. All of my team mates are aggressive, assertive and look forward to the war that the ring brings (although every one has their ups and downs)
5 Days before the fight and the re-ignition of my mental state
I listened to the podcast with gsp and joe rogan and some thing that gsp said resonated with me. Gsp said he has 2 days out of the year which he hates the most and those are the days which he is fighting. One of the best Fighters in the world said he hates fighting and with that I found some one I could relate to. He stated he hates fighting but has a belief that to be a “true martial artists” you need to be able to put your skills and techniques into action. His comment was the spark I needed to re-ignite my mental state. I started thinking positively and stopping negative thoughts as they came to me. If any negative thought tried to infiltrate my psyche I would immediately put a stop to it with a positive thought eg, you can do this, show your technique, show your skills.
Fight day.
Fight day was an absolute fucking mess. I arrived at the venue fairly early and to be honest I was quite positive. We had 4 boys fighting during the day and every one was in high hopes. Every thing was going smoothly until the shit show started. To give a bit of background I had my 2 previous coaches from previous fights and my new “main coach,” I say main coach because he stated he was the boss and didn’t want my other two coaches interfering with his instructions (completely fine we had all agreed that was the best possible way of doing things as I hadn’t trained with the others as much) the mess started when nothing was being done. To my understanding my new coach was supposed to be the director eg oil up now, start shadow boxing, hit the pads, stretch, let me wrap your hands, lets sign off on your gloves.
I received no instruction, nothing from my main coach. My other coaches were really confused as to what was going on, they didn’t want to be step on the main coach’s toes and because of that they didn’t act until it was a bit too late. With 3 fights to go I got a quick thai oil rub down and started shadow boxing. My mental state was an absolute fucking mess. It was hard to stay calm and breathe properly. I couldn’t focus on shadow boxing or getting my head into the fight as I was too worried thinking about when the fuck my hands were going to be wrapped. The organizers kept coming up telling me to hurry up and get my hands wrapped, I honestly did not want to be there and could not think why in the life of me would I voluntarily sign myself up to this.
2 fights to go main coach was out cornering one of his boys and my 3rd coach came in to save the day and wrapped my hands with normal hand wraps. Fuck me were they the best my hands had ever been wrapped, so good in fact that I couldn’t feel my left hand (to much adrenaline and fucked head that I didn’t realize my left hand was way to tight). I had one more fight left to try and warm up before my Walk out song started and it was time to go. I told the boss lets do it and he nodded his head while he scrolled through facebook.
Fight time!
I walked out into the lights and into the crowd and finally into the ring. The Ring is fucking beautiful, once you step in every worry and every thought is gone. Pure Silence and energy. The bell started and the fight was fucking on. Hands to legs and legs to hands. Jabs, crosses and Over hands were landing flush and my kicks could have chopped wood. I got cut in the first round right over my right eye brow leading up to the end of the round. My second cut was no where near as daunting as my first ever cut. I had been here before, just knuckle up and keep on fighting. Ding Ding Ding first round is over and I am back into the corner. My coaches are telling me to breath, stay calm and giving fight instructions. Im trying to take all of it in while simultaneously thinking “2 more rounds to go, 4 more minutes, I cant wait until this is over”
in the second round my opponent started taking control. I was landing nice combinations and finishing on hard kicks although my opponent kept landing the last shot, I started moving backwards. Ding Ding ding back to the corner and back inside my head “one more round, 2 more minutes and im done.” My main coach said I have to knock him out if I want to win this fight.
Third round and I started walking forward. Just move move move. Get hit move forward hit back. Breathe. Move forward get hit and hit back. Hit get hit and smile, keep on going. The final round was a mental and emotional push.
Ding Ding Ding the fight was over. We smiled, hugged and congratulated each other on the performance. What a fucking fight. My opponents hand was raised and for the third time in a row my hand was left down. 0-3. 3 professional fights 3 losses. Fuck me was I glad the fight was over!!! No more stress, no early morning no more sprints no more fucking negativity! Relief, I can breathe again, I can enjoy life again.

With fighting and with life in general you need to do what is right for you. Your mind and your heart needs to be in sync. I will go on a little bit more about this in my next post post which will include what iron heart means to me. How martial arts magnifies your personality and how that relates to your fight style and nature.

2018.09.01 03:19 sartrism Thai Airways award ticket availability? (BKK-USM)

I'm looking for a round-trip ticket between Bangkok and Koh Samui. There are many flights under code share PG/TG and I have some UA and ANA miles, but Thai Airways does not release those tickets anymore to Star Alliance partners
Hence I was thinking of getting a ticket for around 350 dollars. But just realized that I can transfer my Citi TYPs to TG miles, and they say it requires 15,000 miles for domestic RT which sounds very good. The problem is that I cannot proceed until I have enough miles, and I don't want to take a risk to transfer my precious TYPs to possibly useless miles.
Is there anyone who knows if I can book BKK-USM on TG using their miles?

If capitalism is to remain a healthy, vibrant economic system, corporations must participate in taking care of the society and the environment in which they live.
The reality of Britain is vibrant multiculturalism, but the myth we export is an all-white world of lords and ladies. Conversely, American society is pretty segregated, but the myth it exports is of a racial melting-pot, everyone solving crimes and fighting aliens side by side.
I think Marseille is probably a place like Liverpool, very vibrant and very tough.
Chickpeas are one of my favourite things to serve with chorizo or lamb meatballs; they also work brilliantly as the quiet partner in a vibrant alphonso mango salad.
We need a vibrant Medicaid program and strategies to expand affordable access to health care for all, especially for the specialty care services that community health centers do not provide.
Progressive policies implemented since the early 1900s launched America into the modern age and created a vibrant middle class.
We want a strong, vibrant economy for Britain so that we can set out a clear and affordable alternative programme for government.

Africa is a vibrant, varied continent with a growing consumer base. Paul Polman quote. It would be sad if the expertise built up during the 40 years of the U.S. and Russian manned programmes were allowed to dissipate. But abandoning the shuttle, and committing to new launch vehicles and propulsion systems, is actually a prerequisite for a vibrant manned programme.

In small towns, bored teenagers turn their eyes longingly to the exciting doings in the big cities, pining for urban amenities like hipster bars and farmers' markets and indie-rock festivals. Like everyone else, they want the vibrant and they will not be denied.
In my book, 'The Big Three in Economics,' I found that the press has frequently and prematurely written the obituary of Adam Smith and his free-market philosophy, only to see a new and more vibrant global marketplace reemerge after being savagely attacked by Keynesians, Marxists, and assorted socialists.
My greatest hope is that we will see a day when Israel will stand tall as a symbol of belonging across the Jewish world, and when global citizens will look to Jerusalem as the vibrant, modern, inclusive capital of Israel.
My friends in the Congress, I have known Coretta King since I went south during the civil rights movement as a lawyer. She was a vibrant, consistent, totally dedicated partner with her husband.

2018.06.21 19:01 markaritaville I won roundtrip airfair (Eva) to Southeast Asia. Never been. Looking for best combo of experience and low cost

Summary: One lifetime trip to Southeast Asia, what city offers the best experience at the most economical touristy prices?
My company does a lot of travel and holds yearly "travel nights" where key hotel and air partners do a vendor booth fair for our corp office. From this, I won roundtrip air to SouthEast Asia from JFK (USA) I would take my wife (I'd have to buy another ticket). Have no clue what to choose, never heard of half these cities.. ha! well I did notice that some of the hotel rates are ridiculously cheap in some cities. so thats a criteria.
"What is the best experience for our only trip to Asia, in an area that is also very economical to be a tourist in"?
Another thought was; big city (Bangkok) or beach (phuket)? Although the way EVA lists the airfare, Phuket is under "other" and I am not sure yet if that qualifies for my certificate.
Any links, suggestions, considerations.. you can offer?

2018.06.13 08:27 sarahmathews07 Top Things an Expat Should Know Before Buying a Home in Thailand

Top Things an Expat Should Know Before Buying a Home in Thailand
A number of people from regions such as China, Singapore, Hong Kong, Japan, Europe, Canada, Australia, and New Zealand have purchased homes in Thailand over the last couple of decades. While several Chinese buyers show interest in the middle and lower sectors, the demand in the high-end market is fuelled by residents of the other countries in question. Given the noticeable expat community in Thailand that owns homes, just how easy is it to purchase a property in this country?
Can an Expat Buy a Home in Thailand?
If you are not a citizen of Thailand, you may legally purchase a condominium unit or apartment. This restriction is in place because of the 1979 Thai Condominium Act, according to which a foreigner may own no more than 49% of the total unit space in any given condominium. The other 51% should be owned by Thai citizens.
Another option is to lease landed property for up to 30 years. Some developers even offer free extensions of these leases for 30 more years. However, the maximum lease period limits to 30 years. If you plan to go the foreign freehold land title way, expect to pay a premium when you’re buying a unit in a New Foreign Freehold Condominium.
Buying Land, a Villa, or a House
A common way for foreigners to buy other types of properties is to set up Thai companies. If you plan to take this route, you may seek the services of suitable legal consulting companies. Alternatively, if you invest THB 40 million or more in a project approved by the Board of Investment, you may purchase up to 1,600 square meters of land. Some foreigners in the country have also purchased property by proxy, either through a Thai spouse or a trusted partner.
Can Expats Get Home Loans in Thailand?
Expats in Thailand started getting access to home loans provided by banks in the country by mid 2000’s. While the country of residency is not a criterion, you need to meet strict eligibility requirements. Interest rates are typically higher when compared to how much you would pay in most Western countries. Depending on individual circumstances, one may qualify for a loan of 40% to 80% of a property’s selling price. Typical loans terms for foreigners extend up to 10 years.
Associated Fees
Buying a home in Thailand comes with different expenses, although most are borne by sellers. As a buyer, you may need to pay legal fees of THB 20,000 to THB 30,000, and this is subject to negotiation. The seller is responsible for paying real estate agent fees, stamp duty, specific business tax, registration fees, and withholding tax.
Investigating the Title
Make sure you carry out a thorough examination of the title deed that is recorded at the Land Department. Before entering into any kind of a legal agreement, determine if the seller is in possession of the land’s clear and legal title. The title search also gives you information about any mortgage or lien linked to the property.
Making Payments
If you wish to pay the deposit or legal fees from your current country of residence, using the services of an overseas money transfer company might work better than turning to a bank. This is because most banks tend to offer less-than-favorable exchange rates while charging steep fees. These costs may make a noticeable difference especially if you plan to transfer a large sum. Some of the top companies that let you send money to Thailand include OFX, TransferWise, WorldFirst, WorldRemit, and CurrencyFair.
Conclusion
Buying a home in Thailand is not as complicated as one might imagine, although it does require carrying out some basic groundwork. Whether you buy one through a developer, a broker, an international road-show event, or a previous owner, take time to compare your options well.

2018.05.17 19:50 mm75 Moving to Koh Samui in August, looking for someone who lives there to offer some guidance/advice!

Me and my partner like taking big/random steps into the unknown and I've just accepted a job on Koh Samui starting in August. I was wondering if anyone who lives there wouldn't mind being somebody that I can send a few questions to every now and then to get some guidance and advice about moving. Can't offer much in return beyond paying for a few drinks or something once we're over there! I'm happy to Google lots of things to try and find answers but it would be nice to have a pen pal of sorts that would be happy to help! For context, we've never been to Thailand and don't speak the language, but are just throwing ourselves into it and hoping for the best! Send me a PM if you're happy to :)

2018.01.24 19:21 kissakissa [award help] Chiang Mai to Koh Samui/Gulf Islands

Hello! My husband and I are traveling to Thailand for 2 weeks in May. We are looking to split our time between the North/Chiang Mai area and some islands in the Gulf, given that it will be monsoon season on the Andaman Cost. We would be interested in flying direct from Chiang Mai to Koh Samui in order to save travel time, but, as all the common advice indicates, the price is very expensive.
The price for flying direct on Bangkok Airways the weekend we are looking at is $596 total for both of us. Even with one connection on a different day, the lowest I can get it is $313 for us both.
We do, however, have about 150K UR points left, and I'm wondering if anyone has figured out a way to use UR points on Bangkok Airways. I've already tried searching British Airways but no routes came up, even though I believe Bangkok Airways is a partner (?). The CSR portal gives me the direct flight at about 40K points for us both, which seems like given how pricey it is, might be worth it, but I also wanted to see if anyone had any other creative solutions for using points to get to USM.
This sub has been so helpful to me so far so thank you all in advance for any advice you may have!

2017.10.29 05:31 pinball_wizard85 (Yet another) Diving in Thailand question

So, before the haters start, I'm not interested in the "Koh Tao is crap" comments please! We all know it's a dive factory there, don't need to hear it again!
My partner and I are heading to Koh Samui for a wedding and will be heading over to Koh Tao for 10 days where I intend to get my dive count up and really try and perfect my skills. While there I was going thinking of taking a rescue diver course which leads on to two questions.
Can any experienced divers here recommend a good dive shop to go with. I actually started my dive life with a budget SSI place out there 4 years ago but I'm happy to spend some more money with "mature" divers in more challenging spots.
With the abundance of dive schools on the Island, has anyone taken their rescue diver course here? I currently have 40 dives under my belt so I am in no way a true advanced diver yet, but I'm hoping this course will help me understand more about diving.
Thanks for the help.

Edit 2.... I Should have mentioned that I am now have Padi AOW so would prefer to continue on the Padi teaching path.
